Well, after much further ado, I am happy to say that the new version of Oceanview is out and ready to be downloaded.

Below are the specs and some other important information you need to know:
- Populated
- Requires the following EPs--Ambitions, Late Night, World Adventures, Generations, Showtime, Seasons and Pets
- May include some Registration Rewards content from Ambitions, Late Night, World Adventures, Generations, Showtime, Seasons and Pets
- Requires Riverview, from the Sims 3 store
- Completely CC-free!
- Has a tiny handful items from these SPs--High End Loft Stuff, Fast Lane
- Is a very large world--166 lots, so best for midrange PCs and up
- Is a Late Night world, meaning that there will be no spawning wildlife (sorry)
Enhanced Terrain Painting
The mountains in Oceanview only had the barest paint. I added more terrain paint so they look better:

Downtown didn't have enough of a big city feel, so I moved some of the houses to a different area and added more Late Night skyscrapers and a mixture of rabbit holes to the Downtown area.

Originally, the only venues in Oceanview were the ones from Bridgeport and Starlight Shores. I figured that players familiar with both towns might be bored seeing them again in Oceanview, so I created several new venues to throw into the mix.

I have replaced the EA firehouse with a brand new one built from scratch:

There are several new skyscraper apartments in Downtown with great aerial views of Oceanview. I made them mostly affordable for starter families and singles.
New River + 3 Bridges
There is now a river that separates Downtown from the suburban area, so you'll feel more of a transition when your sim travels from one area of Oceanview to another.

I removed the old Llama Stadium and replaced it with the Crestview school/stadium rabbithole.

There was an annoying visual glitch on the Oceanview Recreational Center lot that I could never fix no matter how many times I tried. I decided to just rebuild the lot from scratch. It looks a little different from the first version, but it's built more or less in the same style.

I've added two more lots to allow players to add venues from the Sims 3 store, such as the Lucky Palms casino and World of Wonder.
Technical Changes
These are the most important changes that I made to Oceanview:
- Downsized lots
There were almost 190 lots in the original version of Oceanview. Most of them weren't really necessary and were bloating the file size, so I pared everything down to 166. - Retired Botanical Gardens and Library
I retired two really large venues, the Botanical Gardens and Library. There was already a library and community garden Downtown, so they were redundant. Besides, they were adding unnecessary bloat to the file size. - Fixed backwards windows
A lot of the windows in Oceanview were accidentally put in backwards. This caused the annoying problem of sims or pets going outside to look at the weather or look through the windows. This shouldn't happen anymore.
